As our trust services continue to grow and evolve, our ability to manage real estate distinguishes Prairie Trust from most other local trust companies. We collect, manage, and sell real estate as part of our estate settlement services, and we will purchase, administer, and sell real estate while serving as trustee of an irrevocable trust.
Our real estate service team supports our personal trust administrators. The real estate team includes:
- Full time real estate administrator – Matt Woyak – on-site property issues and real estate sales
- Real estate assistant – Brenda Chadwick – insurance, property taxes, and appraisals
- Real estate legal counsel – Jean Durham – title insurance, deeds, leases, and real estate closings
- Fiduciary tax counsel – Jo Stahl – tax issues relating to real estate
Our accomplished service team allows us to manage complicated real estate matters. Some of our more recent challenging matters include:
- Disposal of personal property, clean-up, prepare for sale, and sell dozens of residential properties held in trusts and estates
- Possess vacant land owned by a foreign national, prepare for sale and sell to a real estate developer, and handle the various related tax issues
- Possess, clean-up, and manage real estate subject to conservancy easements
- Possess and manage dozens of residential real estate investment properties, engage property managers, and evaluate for possible sale or distribution to beneficiaries
- Consideration of and purchase of real estate by a special needs trust
